How Swissroc Developed a Real Estate Project in Thônex in 14 Months

The Pierre à Bochet 17 residence in Thônex (Geneva) illustrates how mastering local regulations and creating synergies between different areas of expertise can accelerate the development of a real estate project — from the land purchase agreement through to the completion of sales.

At the end of 2024, Swissroc Development signed a purchase agreement for a 1,300 m² plot in Thônex, in the canton of Geneva. The decision was made to build a residential development comprising four high-end apartments designed to integrate seamlessly into the neighborhood and its surroundings. The objective: to move the project forward quickly, secure a building permit, and ensure commercial success. “We adapted the project to guarantee these two conditions,” explains Guillaume Baumann, Project Manager at Swissroc Development.

“From the preliminary design phase, the challenge was to reconcile cantonal and municipal requirements with commercial objectives,” explains Ingrid Branche, founder of the architectural firm Domus. “Prior to submitting the building permit application, we consulted the various departments of the State of Geneva to identify sensitive points and integrate their expectations into the design process from the outset.”

Anticipating to Control the Permit Review Timeline

“This anticipation, combined with ongoing discussions with Swissroc Properties regarding housing typologies and market expectations, secured both the regulatory feasibility and economic viability of the project even before the building permit application was submitted in February 2025,” adds Ingrid Branche.

In close coordination with the architect, all project stakeholders — including the engineer, building physicist, landscape architect, geotechnical expert, asbestos specialist, and surveyor — also worked together to develop a project suited to Zone 5 regulations, Geneva’s villa zones primarily intended for single-family homes.

The result: the building permit was obtained in four months, compared with an average of nearly twelve months for projects in Zone 5.

The project’s success also benefited from the end of the freeze on derogations for construction in Zone 5 — villa zones primarily intended for single-family homes. Since 2021, the canton of Geneva has allowed controlled densification in these areas. In Thônex, 70% of buildable land is located in Zone 5.

Sales Completed in Three Months

From the launch of commercialization in September 2025, the project generated strong interest. “We sensed an attentive and receptive market, one that was sensitive to the quality and consistency of the project,” explains Camille Chauvy, Real Estate Broker at Swissroc Properties. “The work put into showcasing the development played a key role and enabled us to finalize the sale of all four apartments in just three months. Today, buyers say they are highly satisfied and particularly reassured by the fact that the entire project was conceived, developed, and coordinated from A to Z by Swissroc Group.”

Construction work will begin in March 2026 under the supervision of Swissroc Construction. This final stage once again illustrates the Group’s integrated approach. “Coordination between our divisions should once again make the difference in terms of speed and quality of execution,” concludes Guillaume Baumann.
